Radon testing is not automatically bundled into a standard home inspection. If you're buying anywhere in Chesterton with a basement, sump pit included, request the radon add-on regardless of the home's age. Zone 2 status applies countywide, and the sump lid question is worth asking whatever decade the house was built in.

If you're selling, this cuts the other way. A disclosure form filled out honestly can still leave a buyer's inspection turning up a surprise mid-contract, which slows everything down and hands the buyer leverage right when you'd rather be closing. Getting ahead of a sewer scope or a radon test before you list means you're negotiating from a position of knowing, not reacting.

A seller's disclosure form is a snapshot of what someone already living in the house happened to notice. It was never built to see six feet underground.

A few questions worth asking before you sign

Is radon testing required by Indiana law when I buy a home? No. Indiana's disclosure law requires the seller to report known material defects, but it doesn't mandate radon testing. It has to be requested separately, either as an inspection add-on or through an independent tester.

If my sewer line has root intrusion and the seller never mentioned it, is that fraud? Not automatically. Indiana's disclosure standard is built around the seller's actual knowledge. If they genuinely didn't know, and weren't negligent in failing to find out, they're generally not liable. That's exactly why the burden shifts to testing rather than paperwork.
